Negotiated splits (commonly 70/30–80/20, usually uncapped) buy you one of the strongest luxury brands in American real estate, full marketing support, and prestige that matters at the very top of the market. At $150K GCI it's the most expensive option here by a wide margin (~$30,000–45,000/yr) — the brand has to earn that for your specific business.
